Question: Do i need a life estate quit claim deed or just a quit claim deed to avoid probate on my elderly mother's home

It doesn't matter as long as a two and a half year time lapse occurs between the deed change and the death of your parent.

Might depend on the state. A quit claim deed is usually the best. No need for probate.
